Cevahir Mall: Commercial Space Verification and Renovation Base

Project Summary

Before the comprehensive renovation planned at Cevahir Mall, one of Istanbul's busiest shopping centers, we documented the current state of 25,000 m² of retail and common areas. The work was carried out using laser scanning during night shifts, and a LOD 300 BIM model including MEP (visible installations) disciplines was created from the data.

Client Requirements

Mall management determined that existing project drawings had become outdated due to renovations over the years. For new leasing strategies and renovation project, they needed:

  1. Accurate Square Footage: Precise measurement and verification of leasable areas (GLA).
  2. Ceiling Coordination: Detection of installation routes above and below the suspended ceiling.
  3. Fast Delivery: Data collection without disrupting mall operations.

Operational Process

Due to the mall being open between 10:00 - 22:00, all site work was planned between 23:00 - 05:00.

  • Static Scanning: For main corridors, atrium, and store fronts requiring detail.
  • Mobile Scanning: For service corridors, fire stairs, and parking connections (speed-focused).

Data Analysis and Area Calculations

Area calculations compliant with BOMA (Building Owners and Managers Association) standards were made on the BIM model and compared with existing lease contracts.

ROI (Return on Investment): As a result of precise measurements, a potential increase of 3.5% was identified in billable leasable areas. This difference enabled the project cost to be amortized within 2 months.


Technical Modeling Details

The model is not just walls and floors; it contains critical components to form the base for renovation architects:

  • Suspended Ceiling Grid: Exact processing of existing tile layout (critical for lighting placement).
  • Fire Cabinets & Sprinklers: Location detection for preservation of existing lines.
  • Floor Levels: Slopes and level differences in corridors modeled as "Toposurface" or "Sloped Floor".

Conclusion
