Migros Store Chain: Multi-Location As-Built BIM Modeling

Project Summary

As part of Migros Ticaret A.S.'s renovation program, this project involved documenting the current state of multiple stores across Istanbul using laser scanning and producing Revit BIM models at LOD 300 level. Scanning performed during night shifts while stores remained operational provided error-free digital bases for renovation architects.

Project Background

Migros needed accurate digital records of existing store geometries to accelerate and standardize their store renovation program. Traditional manual measurement methods:

Caused time loss (3-5 days per store)
Increased error risk (±50mm tolerance)
Failed to capture ceiling and installation information

Operational Process

Due to stores being open between 08:00-22:00, all scanning work was planned between 22:30-05:30.

BIM Modeling Scope

The LOD 300 Revit model produced for each store includes:

Architectural: Walls, floors, ceilings, door/window openings
MEP (Visible): Sprinkler lines, HVAC ducts, electrical cable trays
Furniture Base: Space reservation for shelf systems and checkout islands
Area Calculations: Net/gross area verification per BOMA standard

Result: As-built models produced with laser scanning reduced design-implementation discrepancies in renovation projects by 85%. An average of 2 weeks design time was saved for each store.
